Survey & programme

A proper pre-start survey to identify any hidden issues — damp, outdated wiring, structural concerns — before they become surprises mid-project. A written programme you can plan around.

First fix trades

Electrics and plumbing run before walls are closed. Done in the right order so nothing has to be undone later. All work certified and building-control compliant.

Plastering & joinery

Plasterboard or skim to existing walls, new joinery where needed — skirtings, architraves, built-in storage. We don't rush this phase because it's what the finish sits on.

Second fix & decoration

Sanitaryware, kitchen fit, sockets and switches, floor finishes and painting — handed over clean and snagged, not left for you to chase up afterwards.

A full top-to-bottom renovation of a property originally intended for the rental market. Work included a complete bathroom refit with large-format marble-effect tiling, walk-in shower, freestanding bath and heated towel rail; a second bathroom; new flooring and redecorating throughout.     Site visit & survey

    We walk every room, check the condition of existing electrics and plumbing, and look for anything that could complicate the programme — damp, structural movement, asbestos in older properties. No charge, no obligation. You get an honest assessment, not a sales pitch.

    Itemised proposal & programme

    A written, room-by-room breakdown of the work and cost, plus a build programme showing the sequence of trades and how long each phase takes. You know exactly what you're getting and when.

    Project kickoff

    A dedicated site manager runs the project day to day. You have one number to call. We keep you updated at each phase transition — and we don't move on until the previous phase is right.

Common questions

Questions we get asked before most refurbishments.

Do I need planning permission for a refurbishment?

Internal work (new kitchens, bathrooms, replastering, rewiring and new flooring) doesn't usually need planning permission. You're more likely to need it if you're changing the outside of the property: altering windows or doors, adding rooflights, or building an extension. If the property is listed, the rules are stricter: even some internal work can require listed building consent.

Building regulations are a separate matter from planning. Structural changes, drainage work and most electrical work need to comply with building regs even when no planning application is required. We'll tell you at the site visit exactly what approvals (if any) apply to your project before work starts.

How long does a refurbishment take?

A single-room refit (kitchen or bathroom) typically runs 2–5 weeks on site, depending on how much is changing, lead times for worktops and appliances, and whether layout, plumbing or electrics are being altered. Multi-room refurbishments usually take around 8–12 weeks, and a full whole-house renovation can run anywhere from 3–6 months for an internal project, and sometimes longer for larger or more complex schemes.

The honest answer is that it depends on the condition of what's behind the walls, which is why we carry out a proper survey before committing to a programme rather than guessing from photos.

Will I need to move out during a refurbishment?

For a single-room refit, usually not, though there will be short periods when your kitchen or bathroom is out of action. For a whole-house renovation, most clients do need to move out for the intensive phases, particularly when electrics and plumbing are being replaced throughout or where there's significant structural work. We plan the programme with this in mind and give you clear notice of which phases are best done with the house empty, so you can arrange accordingly without last-minute scrambling.

Can you work with our chosen kitchen or bathroom supplier?

Yes, and we do this regularly. We're happy to install kitchens and bathrooms from your chosen supplier, or recommend trusted suppliers at different price points if you haven't picked one yet. The key thing is that design, specification and delivery dates are confirmed before we start that phase on site, so the programme isn't held up waiting for units or appliances to arrive.

How do you handle unexpected problems once the walls are open?

Our contracts are fixed against an agreed scope. If we open a wall or floor and find something that wasn't visible during the survey (hidden damp, unsafe wiring, unsupported structure), we stop, show you what we've found, explain what it means and give you a written variation with the cost and time impact before doing anything extra. You'll never get a bill for work you haven't approved.

We do our best to anticipate risks at survey stage, but in older properties some things are only visible once you're into the fabric of the building.

Do you handle decorating and floor finishes, or just the building work?

Both. We take projects through to full decoration (making good, plastering, painting, wallpapering if needed, and laying floor finishes) so you're not left to coordinate separate trades at the end. If you have a preferred decorator or flooring contractor you'd like to bring in for the finishing touches, we can work around that too. We'll agree the handover point clearly in the contract so it's clear what we're responsible for and where your chosen trades take over.
